FLAT ROOFS ARE OUR SPECIALTY
Industrial Roofing Contractors with 28+ Years of Experience
Industrial flat roofs aren’t like any other roofing job. They carry rooftop equipment that weighs thousands of pounds. They’re exposed to chemical runoff, grease exhaust, and extreme thermal cycling. And they protect operations where a single leak can shut down a production line, destroy inventory, or trigger a compliance violation.
At Videl Roofing, we’ve spent over 28 years working on industrial flat roofs across Southern Ontario. We understand the access restrictions, safety protocols, and operational constraints that come with working on active industrial sites.
We provide FREE on-site assessments across Southern Ontario.

Industrial Buildings We Serve
Protecting Ontario’s Most Demanding Industrial Properties
Flat roofs on industrial buildings face demands like load-bearing requirements for heavy rooftop equipment, vibration from manufacturing operations below, drainage systems that need to handle chemical and grease runoff, and access zones that require fall protection and safety compliance.
Manufacturing Plants & Production Facilities
Continuous operations, heavy mechanical loads, and rooftop exhaust systems that stress every seam and penetration on the membrane.
Food & Beverage Processing Facilities
Grease exhaust, temperature differentials from refrigeration systems, and strict hygiene compliance requirements that affect how and when roofing work can be performed.
Pharmaceutical Manufacturing
Controlled environments where even minor moisture intrusion can compromise product integrity, trigger compliance violations, or shut down a clean room.
Cold Storage & Temp-Controlled Warehouses
Extreme temperature differentials between interior and exterior create condensation, ice damming, and accelerated membrane fatigue at every joint.
Equipment Storage & Logistics Depots
Large open-span roofs with minimal slope, heavy forklift traffic below transferring stress to deck connections, and dock areas where thermal breaks damage membrane edges.
Distribution & Fulfilment Centres
Oversized rooftop HVAC systems running around the clock, constant loading dock activity creating thermal breaks, and roof access demands from maintenance crews servicing conveyor and ventilation infrastructure.

Roof Repairs
Roof Replacements
Full roof system replacements engineered for industrial conditions. Every layer, from vapour barrier to membrane, is specified for your building’s structural capacity, equipment loads, and environmental exposure.
Roof Replacement
Emergency Roof Repair
Active leak threatening production or inventory? Our emergency crew responds within 90 minutes to contain the damage, control water intrusion, and stabilize the roof until a permanent repair can be completed.
Emergency Repairs
Roof Penetrations
Every HVAC curb, exhaust stack, pipe penetration, and access hatch is a potential failure point. We flash, seal, and reinforce each one to protect the membrane and prevent future leaks.
Roof Penetrations
Drone Roof Inspection
Large industrial footprints are hard to inspect on foot. Our drones capture full-roof imagery and infrared thermal scans to flag moisture, membrane damage, and failure points without pulling crews off production.
Drone Inspection
Skylight Repair & Install
Cracked lenses, failed seals, and deteriorating curb flashing make skylights one of the most common leak sources on industrial roofs. We repair or replace skylights and reinforce the surrounding membrane to stop water intrusion at the curb.

INDUSTRIAL ROOF TYPES
What Kind of Roof Does Your Facility Have?
Most facility managers and plant operators don’t know what roof system is on their building until something fails. Every industrial roofing project we take on starts with a free on-site assessment that identifies your current system, documents its condition, and provides an honest recommendation on what it needs.
4-Ply Built-Up Roofing (BUR)
The workhorse of industrial flat roofing. Still one of the most reliable systems for large-footprint buildings that need redundancy and strength under load. If your facility is 30+ years old, this is likely what’s up there.
Composed of alternating layers of asphalt and reinforcing felt, topped with a protective gravel surface
Excellent resistance to foot traffic, UV exposure, and standing water
Handles the weight of heavy rooftop equipment without membrane distortion
Best for large industrial buildings with strong structural decks and high equipment loads
EPDM (Rubber Roofing)
A flexible black rubber membrane that has been standard on warehouses and industrial buildings across Ontario for decades. Known for its affordability, simplicity, and reliable performance in cold climates.
Wide rolls minimize seam count, reducing the number of potential failure points on large roofs
UV-resistant and low-maintenance when seams and flashings are properly maintained
Older EPDM systems are prone to seam separation and membrane shrinkage over time
Best for wide-span warehouse and storage facility roofs with minimal rooftop equipment
TPO (Thermoplastic Polyolefin)
One of the most commonly specified membranes for new industrial construction and major re-roofing projects. TPO combines energy efficiency, durability, and a clean white surface that reflects heat.
Heat-welded seams form a continuous watertight bond stronger than the membrane itself
Reflective white surface reduces cooling costs in summer — meaningful savings on large industrial footprints
Best for new industrial builds, energy-conscious retrofits, and facilities with chemical or process exhaust
Modified Bitumen (2-Ply)
A rugged, multi-layer asphalt-based system installed with torch application or cold adhesive. Popular on industrial buildings where equipment access, foot traffic, and puncture resistance matter most.
Reinforced with fibreglass or polyester for superior puncture and impact resistance
Handles heavy foot traffic from maintenance crews and rooftop equipment servicing
Multi-layer construction provides redundancy similar to BUR in a lighter-weight assembly
Best for facilities with frequent rooftop access, complex mechanical layouts, and high foot traffic
Industrial Metal Roofing
Designed for industrial buildings with low-slope or slightly pitched roof structures. Metal roofing uses interlocking steel or aluminum panels for long-term protection with minimal ongoing maintenance.
Coated panels resist corrosion, rust, and wind uplift
Long service life with significantly lower maintenance requirements than membrane systems
Can be insulated and retrofitted over existing low-slope roof structures
Best for processing plants, equipment storage buildings, and industrial structures with slight roof pitch.

What’s the best flat roof system for an industrial building in Ontario?
It depends on your building’s structure, equipment loads, and operational requirements. TPO is a strong choice for energy efficiency and new construction. EPDM is flexible, affordable, and proven on large-span warehouse roofs. 4-ply BUR is still one of the most durable systems available for buildings that need redundancy and strength under load. Modified bitumen is ideal for facilities with heavy foot traffic. We assess your specific building and recommend the system that fits.
How do I know if my industrial roof needs repair or replacement?
If the damage is localized — a failed seam, deteriorated flashing, or isolated ponding — repair is usually the right approach. If your roof is past 20 to 30 years old, the damage is widespread, or you’re spending more on annual reactive repairs than a planned replacement would cost, it may be time to replace.
How much does an industrial roof replacement cost?
Costs typically range from $8 to $18 per square foot depending on the system, insulation requirements, accessibility, safety staging, and whether a full tear-off is needed. We provide detailed, line-item estimates based on a thorough site assessment.
What should I do if there’s a roof leak during a storm or after hours?
Call us immediately. Our emergency crew responds within 90 minutes to assess the situation, contain water intrusion, and protect equipment and inventory. Even if conditions prevent a permanent repair the same day, we’ll stabilize the roof and prevent further damage to your facility.
Is preventative maintenance worth it on an industrial roof?
On large industrial roofs, it’s the single most cost-effective investment you can make. Routine inspections and minor repairs through our Preventative Roof Maintenance Plan can extend your roof’s service life by 5 to 10 years, reduce emergency costs, and give you documented condition history for insurance, compliance, and capital planning.
Can you help us plan ahead for a roof replacement in next year’s budget?
Yes. We work regularly with facility managers, plant operators, and capital planning teams to provide condition reports, priority timelines, and accurate cost estimates. Early assessment means you can budget on your terms instead of reacting to an emergency. See CAPEX planning for property owners and managers.
What should I look for in an industrial roofing contractor?
Look for WSIB compliance, adequate liability coverage (ours is $5 million), manufacturer partnerships, and verified experience on industrial sites. Beyond credentials, your contractor should understand the access, staging, and safety requirements of active industrial facilities — and communicate clearly about scheduling, scope, and cost from the start.
