STEP 1
Cut and frame the opening
We measure from inside the building, mark the cut on the deck, and frame the curb to manufacturer spec. If the work runs past one day, the opening is properly sealed to prevent leaks.
STEP 2
Install the curb and tie into the membrane
The curb is fastened to the deck and integrated with the surrounding flat roof system. Flashing is installed in continuous plies, fully tied into the existing membrane.
STEP 3
Set the skylight and seal the perimeter
Finally, the skylight is set onto the curb, fastened, and sealed with high-grade sealant rated for Ontario freeze-thaw. We pressure-test the seal before leaving the site.

What are the best skylights for flat roofs?
Curb-mounted dome and pyramid skylights are the standard for flat commercial and industrial roofs. They sit above the membrane plane, shed water naturally, and integrate cleanly with BUR, modified bitumen, EPDM, and TPO systems. Flat glass units are also an option when the architectural look matters.
Can you put a skylight in an existing commercial roof?
Yes. Most of the skylight installations Videl does are retrofits on existing flat roofs, not new construction. The work is done from the roof down, with minimal disruption inside the building and no need to open the interior ceiling in most cases.
Do you need a permit to install a skylight on a commercial flat roof?
Yes. In Ontario, skylight installation on commercial and industrial buildings almost always requires a building permit because the work involves cutting and framing the roof assembly. The residential exemption that allows skylight installation without a permit only applies to small houses, not commercial properties. Videl handles permit coordination and works to local code on every install.
Will adding a skylight affect my roof warranty?
A skylight installed correctly by a qualified commercial roofer will not void your membrane warranty, as long as the membrane tie-in is done with compatible materials and follows the manufacturer’s spec. Videl installs to manufacturer standards and documents the work for warranty purposes.
