The membrane on this Burlington retail plaza had reached end of life. It was leaking, and ponding water had become a recurring problem due to poor drainage. Since the building was tenant-occupied, every delay and disruption carried real consequences for the property manager.

When we pulled back the failed membrane during the initial assessment, the insulation underneath told a different story. It was dry, uncontaminated, and structurally sound — still delivering its original R-value.

Instead of a full tear-off with new insulation, disposal fees, and the extra labour that comes with it, the project became a candidate for insulation reuse — a faster, more cost-effective path to a brand new roof system.

We ran a selective tear-off, stripping the failed membrane while keeping the sound insulation in place. Tapered insulation was added where drainage needed correction, then we finished with a two-ply modified bitumen system and a protective gravel surface.

Selective Tear-Off

The failed membrane was stripped while the crew protected the sound insulation underneath. Damaged spots were cut out and replaced individually rather than scrapping the entire layer.

New base and cap sheets were installed over the existing insulation, with tapered insulation added where needed to correct drainage and move water toward the drains.

A protective gravel layer went down as the final weatherproofing surface, followed by detailed edge sealing, a full inspection, and a clean site handoff with zero disruption to tenants below.

We assessed this roof honestly and found insulation worth keeping. The project came in at roughly two-thirds the cost of a conventional flat roof replacement, the building stayed operational throughout, and the owner now has a new roof system with proper drainage.
