The ROOF CONDITION
Sanyo Canadian Machine Works operates a 20,000 sq ft manufacturing facility in Elmira — and for years, the roof above it had been falling apart.
The original 4-ply BUR system had reached end of life. Leaks were forming regularly, patch repairs had stopped holding, and the insulation underneath had degraded to the point where it was barely providing any thermal resistance.
The REPLACEMENT PROCESS
We vacuumed and prepped the full 20,000 sq ft surface, then tore off the old BUR system down to the deck. New polyiso insulation went in to restore the building’s thermal performance, followed by a base sheet and a full 4-ply built-up roofing system topped with gravel for UV protection and durability.
Surface Prep & Vacuuming
The entire roof was vacuumed clean before tear-off to ensure a debris-free work surface and prevent contamination of the new system.
Complete Tear-Off
We stripped the old 4-ply BUR system all the way down to the deck — every layer removed to give the new system a clean foundation.
Polyiso Insulation Upgrade
New polyiso insulation was installed to bring the roof’s thermal performance up to current standards, cutting energy loss year-round.
Base Sheet & Gravel Finish
A base sheet went down first to lock the insulation in place, followed by the new 4-ply BUR membrane and a protective gravel surface.
