The ROOF CONDITION
This Welland warehouse had been running on 1″ polyiso and 0.5″ fiberboard for years. That gave it an R-value of about R-4, which is barely functional through an Ontario winter. The membrane was deteriorating, energy costs were climbing, and the owner needed a full replacement without shutting down operations.
The REPLACEMENT PROCESS
We craned all materials onto the roof on day one to keep the ground level clear and the building entrance accessible. From there, the crew worked through four stages: tear-off of the old system, installation of 4″ polyiso with 0.5″ fiberboard to bring insulation up to R-25, hot-mopped base sheet application, and a torch-applied cap sheet to finish the two-ply modified bitumen system.
Site Prep & Materials
All roofing materials were quickly craned onto the roof to keep the parking lot and building entrance clear.
Insulation Upgrade
Old insulation was stripped and replaced with 4″ polyiso and 0.5″ fiberboard, bringing the roof from R-4 to R-25.
Base Sheet Application
A hot-mopped base sheet locked the new insulation down and formed the first layer of the two-ply modified bitumen system.
Cap Sheet & Final Seal
Torch-applied cap sheet went down as the final weatherproofing layer, followed by a full inspection and clean site handoff.
