The ROOF CONDITION
A multi-tenant retail plaza in Brampton with food service tenants couldn’t afford to keep patching a shrinking EPDM membrane.
EPDM shrinks over time, pulling away from edges, curbs, and every penetration on the roof. Roofers call it tenting, and once it starts, nothing stays sealed. Seams open, flashing lifts, and water finds its way in.
On a building with restaurants underneath, that’s not just a maintenance issue — a single leak can shut down a kitchen, trigger a health inspection, and cost a tenant their business. Patch repairs had already stopped holding, and winter was weeks away.
The REPLACEMENT PROCESS
We stripped the old EPDM system down to the deck and replaced it with a 4-ply BUR (built-up roofing) system. BUR was recommended because it handles foot traffic better than single-ply, it also won’t suffer from the same shrinkage that killed the original membrane.
When installed properly, a BUR delivers a 35 to 40-year service life. We sealed every penetration and edge with full waterproofing, addressing each point where the old membrane had been pulling away.
Stripping the Failed EPDM
We removed the old single-ply membrane that had been tenting at every edge and curb. Once the deck was exposed, we could assess the full extent of the damage.
Preparing the Deck
With the old system cleared, we prepped the deck surface for the new BUR assembly. Every penetration, curb, and edge got attention before any new material went down.
Installing the 4-Ply BUR System
We laid down the built-up roofing system layer by layer, hot-mopping each ply for full adhesion. Penetrations and edges were sealed with dedicated waterproofing to eliminate every point where the old membrane had been failing.
Completed Roof System
A finished 4-ply BUR system built to deliver 35 to 40 years of service life. Clean seams, fully sealed penetrations, and a 10-year warranty on workmanship, labour, and materials.
