A Simple 3 Step Process
Roof penetration repairs run from a few hundred dollars for a single vent or pipe boot reseal to several thousand for a full curb or drain rebuild. Most repairs are completed in a single visit, and every job is quoted as a fixed price during your free on-site assessment.

Prepare and prime the substrate
We clean the penetration, remove failed sealant and flashing, and prime the membrane so the new materials bond properly.
Set the curb and flash perimeter
Each penetration gets flashed with a different material such as rubberized asphalt for vents and membrane tie-ins for curbs and drains.
Finish with a UV-rated top layer
The final layer uses aluminum fibrated sealants, cap sheets, or metal flashings to protect the repair from sun, freeze-thaw, and foot traffic.

Can an HVAC contractor seal a roof penetration, or does it need a roofer?
An HVAC contractor can install the unit, but the flashing and membrane tie-in should be done by a roofer. Most of the leaking penetrations we repair started as a third-party install where someone sealed around their own work with caulking that wasn’t built for a flat roof. A proper penetration is flashed into the membrane, not sealed on top of it. Learn more about HVAC curb repair →
How often should roof penetrations be inspected?
Twice a year, minimum. Spring and fall. Penetrations are the first place a flat roof fails, and the failure usually starts small — a hairline crack in a sealant, a lifted corner of flashing, a gasket that’s dried out. Catching it during a routine inspection is a 15 minute fix. Waiting until after water has reached the ceiling can lead to a premature (and costly) roof replacement.
Will adding a new penetration void my roof warranty?
It can, if it’s done by someone outside your manufacturer’s approved installer list. Most commercial flat roof warranties require that any new penetration, curb, or cut in the membrane be installed by a certified contractor using approved materials. We work with the major Ontario manufacturers and can add a penetration without breaking your existing warranty. Always check with us before letting another trade cut into your roof.
Can you repair a leaking penetration in winter?
Yes, though the approach changes. Cold weather affects how certain sealants and membranes cure, so some permanent repairs have to wait for warmer temperatures. For active leaks and emergencies, we can apply a cold-weather temporary seal that holds through the winter and then come back in spring to do the permanent fix. How long does a properly sealed penetration last?
A well-installed penetration on a maintained roof should last the full life of the roof itself, which is 20 to 30 years on most commercial flat systems. The catch is “maintained.” Sealants and gaskets wear out faster than the membrane around them, and a penetration that’s been ignored for 10 years is almost always the first thing to leak.
