Repairs vs Replacement
The Moment Repairs Stop Making Sense
On this 18,000 square foot building in Kitchener, the surface looked worn but manageable. Once our crew pulled back the gravel, we found ridges, blisters, and multi-ply membrane damage that went several layers deep.
At that point, repairs stop making sense. The only responsible call was a full replacement before the damage reached the deck, the insulation, and the tenants below.

Signs It’s Time to Replace
How to Tell Whether Your Roof Can Be Saved or Not
If two or more of these apply to your building, it’s time to stop patching and start planning your replacement.
Repairs Are Adding Up
You’ve called a roofer more than once in the last 12 months, and the number keeps climbing. When the cost of repairs starts approaching the cost of a section replacement, you’re already paying for a new roof in installments.
Wet / Failing Insulation
The insulation underneath the membrane is the part of the roof nobody sees, and it’s where real damage hides. Once it’s saturated, it loses R-value, holds moisture against the deck, and spreads rot to areas that still looked fine from above.
Leaks in Multiple Areas
A single leak can usually be traced, isolated, and repaired. When water is showing up in two, three, or more unrelated parts of the building, the membrane has lost its integrity as a system. Patching one spot just moves the next leak somewhere else.
Membrane Failure
Cracks, blisters, splits, or delamination across large sections of the roof mean the material itself has reached the end of its service life. You can patch a few square feet. You can’t patch a roof that’s failing everywhere at once.
20+ Year Old Roof
Most commercial flat roof systems are engineered for a 20 to 25 year lifespan. While age alone isn’t a death sentence, when it’s combined with any other sign on this list, it’s a clear signal to start planning for a replacement.
Get a Second Opinion
If a contractor has told you it’s time to replace, that doesn’t always mean they’re right. We’ll walk your roof, document what we find, and tell you honestly whether a replacement is the only option or whether a repair strategy still makes sense.
Roof Systems We Install
Flat Roof Systems for Ontario’s Four Seasons
Two proven systems built to outperform every winter Ontario throws at them.
Built-Up Roofing (BUR)
The gold standard for Canadian commercial and industrial roofs. Multiple plies of reinforced bitumen topped with gravel or a cap sheet, engineered to handle decades of Ontario freeze-thaw and snow load. BUR is what we often recommend when longevity and puncture resistance are the priority.
Life Expectancy: 25 to 30+ years
Best For: Large commercial and industrial buildings
Key Strength: Puncture resistance and long-term durability
Installation: Hot-applied, multi-ply construction
Approximate Cost: $12 to $18 per square foot
Modified Bitumen
Polymer-modified asphalt (SBS or APP) creates a membrane that moves with temperature swings without cracking, finished with a granulated cap sheet. Modified bitumen is great for retail plazas, restaurants, mid-rise apartment buildings, and small to mid-size commercial properties where a cost-effective install makes sense.
Life Expectancy: 20 to 25+ years
Best For: Retrofits, smaller commercial buildings, fast installs
Key Strength: Flexibility through extreme temperature swings
Installation: Torch-applied or self-adhered
Approximate Cost: $10 to $16 per square foot

The Videl Difference
Your Roof Replacement Shouldn’t Come as a Surprise

Run to Failure
You only hear about the roof when it leaks
Whoever’s available shows up & patches the spot
Nobody keeps track of what’s been fixed
Your roof wears out years before it should
Replacement comes as a surprise + it’s expensive
Plan to Succeed
Roof is inspected on a set schedule, leak or no leak
Videl shows up + we know your roof’s history
Every visit is photographed and added to the file
Your roof lasts 5 to 10+ years longer
You see problems coming with lots of time to plan
The Replacement Process
From Complete Re-Roofing to Sectional Rebuilds
We plan replacements around your property’s reality. If possible, sections can be prioritized, phased, and scheduled independently so the areas in trouble get addressed first and the rest of the building keeps running.
If a full replacement isn’t in this year’s budget, a sectional rebuild combined with a maintenance plan can bridge the gap until the rest of the roof is ready to come off on your schedule.

Other Roofers Recommend Videl
Mark Pallin is Senior Manager at Sanyo Canadian Machine Works, a manufacturing facility that had been dealing with recurring roof leaks for years. After eight ceiling tiles collapsed onto office desks overnight, he called his brother — a retired professional roofer — for a recommendation. The answer was Videl.
“We came into work one morning after a big rainstorm and eight ceiling tiles had collapsed onto the desks, totally saturated.”

How much does a commercial roof replacement cost in Ontario?
Replacement cost depends on the system, the size of the roof, the condition of the existing deck and insulation, and the scope of tear-off required. Built-Up Roofing typically runs $12 to $18 per square foot installed, and Modified Bitumen runs $10 to $16 per square foot installed.
Every replacement is quoted as a fixed price after your free roof condition report, so you’ll have an exact number before any work begins. For a deeper breakdown of how to plan and budget, see our guide to CapEx planning for roof replacement.
How long does a flat roof replacement take?
Most flat roof replacements wrap in 5 to 7 days, depending on the size of the building, the weather, and the complexity of the tear-off. Larger industrial roofs may run longer, and we’ll give you an exact timeline with your fixed-price quote. Our crews work around your building’s operations so tenants, production lines, and deliveries aren’t affected during the install.
Do I really need a full replacement, or can my roof still be repaired?
That depends on the condition of your existing system. If repairs are isolated, the insulation is dry, and the membrane has life left in it, we’ll recommend a flat roof repair instead of a tear-off. If the damage is widespread, the insulation is saturated, or the roof is past its service life, a replacement is the only responsible call. We’ll tell you honestly which one your building needs after the free roof condition report. Our blog on signs your flat roof needs immediate repair covers what to watch for.
Will you replace the insulation when you replace the roof?
Not always. If the existing insulation is dry, intact, and still performing, we can often reuse it under the new membrane and pass the savings on to you. If it’s wet, compressed, or contaminated, replacement is the only responsible call because leaving it in place guarantees the new roof won’t reach its full lifespan.
We assess the insulation during the free roof condition report and recommend reusing what’s salvageable or replacing and upgrading the R-value where needed. For more on why insulation matters, see our article on R-value for flat roofs.
What warranty comes with a Videl replacement?
Every replacement comes with a workmanship warranty from Videl and a manufacturer warranty on the roofing system itself. Manufacturer warranties on BUR and Modified Bitumen systems typically run 20 to 30 years, depending on the specification. We walk you through both warranties before the work starts so you know exactly what’s covered, for how long, and what triggers a claim. You’ll receive the full warranty package and photo documentation at project close.
How do I know I’m hiring the right contractor for a replacement?
A replacement is a decision you live with for 25 years, so it’s worth doing the due diligence. Look for a contractor with proven Ontario experience, manufacturer certifications, WSIB coverage, substantial liability insurance, and a documented track record of completed commercial projects. Our article on how to choose the right roofing company walks through the questions every property manager and owner should be asking before signing a quote.
Does Videl offer maintenance after the replacement?
Yes, and it’s the single biggest factor in how long your new roof lasts. We build custom maintenance plans around your goals, whether you’re budgeting for the next capital cycle, preparing a property for sale or refinancing, or simply trying to get the maximum service life out of the roof you just paid for. Scheduled inspections, documented history, and proactive repairs are what turn a 20-year roof into a 30-year roof, and the math on that difference lands directly in your favour.
