Replacement of Leaky Flat Roof

Approximately 30 years old, the roof had numerous problems, including leaks around perimeter flashings and field membrane splits. Our team was brought in to to replace the aging and leaky flat roof with a modern, durable, and energy-efficient roofing system.

Overcoming the Obstacles
Our mission was to replace the aging and leaky flat roof with a new 4-ply BUR system, featuring 1.5″ polyisocyanurate insulation (ISO). The project involved replacing all roof drains, plumbing vents, and furnace exhaust stacks.
Roof removal and replacement: We carefully removed the old 4-ply BUR system and replaced it with a new, durable 4-ply BUR featuring 1.5″ ISO insulation, following industry best practices to guarantee a long-lasting solution.
Addressing water damage: To solve the issue of rainwater causing damage to the brickwork, we created a slope and extended the perimeters beyond the brick face using ¾” plywood to redirect water back onto the roof and allowing for proper drainage.
Installing insulation: Our team installed the 1.5″ ISO insulation, ensuring that the new roof would provide enhanced energy efficiency and temperature control for the building.
Finishing touches: We added 2-ply modified perimeter flashings and 26-gauge pre-painted metal cap flashing, plus all roof drains, plumbing vents, and furnace exhaust stacks to ensure a comprehensive roofing system.
