Nobody replaces a 30-year-old roof because they want to. They replace it because the leaks stop being manageable. On this Vaughan commercial property, membrane splits and failed perimeter flashings had turned the roof into a funnel.

Water ran off the edge, down the brick face, and froze inside the masonry overnight. Season after season, the brickwork deteriorated a little more. Patching the membrane bought time but fixing the real problem meant rethinking how water left the roof entirely.

Everything came off down to the deck. Once the old membrane and insulation were cleared, the crew installed a new 4-ply BUR system with 1.5″ polyiso insulation underneath.

To stop rainwater from reaching the brickwork, the perimeters were extended beyond the brick face using ¾” plywood and sloped so water redirects back onto the roof surface and into the drainage system instead of down the wall.
