The difference between a good commercial roofer and an expensive mistake usually comes down to a few questions most property managers forget to ask. Here’s what matters.

Do they only do flat roofs, or is flat a side business?

A contractor who installs shingles four days a week and shows up to your industrial BUR job on a Friday is not a flat roof specialist. Ask what percentage of their work is commercial and industrial flat roofing. If it’s not most of it, keep looking.

Are they trained on the specific system you have?

BUR, EPDM, TPO, PVC, and modified bitumen all fail differently and repair differently. A contractor who’s excellent at EPDM may not be the right call for a 4-ply BUR replacement. Ask for recent project references on your exact system.

What does their maintenance program actually include?

Anyone can sell a new roof. Fewer contractors sell a real maintenance program with twice-yearly inspections, documented condition reports, drain and penetration checks, and a written record you can hand to an insurer or a future buyer. A maintenance-first contractor extends a roof’s life by 5 to 10 years. A replacement-first contractor sells you a new roof every 15.

How fast do they actually respond?

“24/7 emergency response” is on every website. What matters is the response time in writing, and whether the contractor has the crews and equipment to honour it across the GTA. A leak on a Tuesday afternoon at a tenant-occupied plaza in Scarborough is not the same problem 12 hours later.

What’s their insurance and safety record?

Mistakes to Avoid When Hiring a Commercial Roofing Contractor in Toronto

  • Hiring a residential contractor for a flat roof job. Shingle installers and flat roof specialists are different trades. The tools, materials, training, and manufacturer certifications don’t overlap.
  • Accepting the lowest quote without checking scope. A $40,000 quote and an $80,000 quote for the same roof almost always means the scopes are different. Insulation thickness, membrane plies, flashing detail, and tear-off vs. overlay all move the number significantly.
  • Skipping the condition report. A professional flat roof inspection should include a written report with photos, drain condition, penetration notes, and remaining service life. If a contractor quotes a replacement without one, they’re guessing.
  • Not asking about warranty terms in writing. Manufacturer warranties and workmanship warranties are two different things. Get both. In writing. With the start date and coverage scope.

Ontario’s freeze-thaw climate, heavy snow loads, and summer heat cycles put flat roof systems under stress that milder climates don’t produce.
