How much does a Preventative Roof Maintenance Plan cost?
Pricing depends on roof size, age, system type, and how much attention the roof actually needs. Most PRMPs on commercial and industrial properties run as a fixed annual fee after the first on-site assessment, so you know the number up front and can budget for it instead of reacting to surprise repairs. Every plan is quoted after a free inspection, and there’s no cost to find out what yours would look like.
How does a roof maintenance help with CapEx planning?
A PRMP gives you advance notice on major roof expenses so they never land without warning. Most premature replacements happen because nobody was watching the roof, and a $200,000+ capital hit forces budget pulled from tenant upgrades, energy projects, or growth plans. Can I start a PRMP on an older roof?
It depends on the roof. A PRMP works best on roofs that still have meaningful life left, and most of the ones we write are on older roofs where maintenance can add at least another 3 to 5+ years. But if the roof is already past its lifespan or too far gone for maintenance to make a difference, we’ll tell you that directly and walk you through replacement instead. The only way to know for sure is a free Roof Condition Report, which is how we start every PRMP conversation.
What happens if you find something serious during an inspection?
We document it, photograph it, and tell you exactly what it is and how urgent it is. You get a written report with recommendations, a timeline, and a cost estimate. Nothing gets done without your approval. If it’s an active leak or a safety issue, we’ll flag it as priority so you can make the call fast. The goal of the inspection is to give you information, not to upsell repairs.
